The biggest change in 40 years isn’t the market. It’s how buyers get their information. When we started, a buyer leaned on a trusted agent, maybe an attorney, and whatever mom, dad, or an aunt who’d sold a few houses could offer, and they couldn’t even see what was for sale without an agent handing them the listings.
Today, a buyer has every home on earth at their fingertips, plus nearly everything ever written about real estate, and they’re asking a computer the questions they used to ask us. Much like people consult Dr. Google before seeing their doctor, buyers now turn to AI first, and the trouble is that real estate is intensely local, while an algorithm gives a worldwide answer that may not fit your market at all.
Your home’s first impression now happens online. We used to say curb appeal was everything, so paint the front door and tidy the landscaping. Not anymore. Today, the first impression is the moment a buyer pulls up your listing photos, which is why we now spend most of our marketing budget before the home ever hits the market. By the time a buyer arrives in person, that first live showing is often just a verification showing, confirming what they already believe. We once watched a young couple tear down what looked like their perfect home over a single photo of a yellow bathroom, something they’d never have seen until they walked in, back in the old days.
When they do visit, the home has to feel like a product. A car dealer never shows a car that hasn’t been detailed, and a home is no different: clear the countertops, open the closets so buyers can see the back wall, wash the windows, and move out the furniture crowding a room. As for value, as Gary Keller puts it, a house is really a bundle of commodities, wires, drywall, roofing, appliances, and that 20-year-old roof you see as a $10,000 investment reads to a buyer as 20-year-old shingles.
Pricing tells you the truth fast. If a well-presented home gets plenty of showings but no offers, you’re usually only 3% to 5% high; if it gets no action at all in the first two or three weeks, you could be 8% to 15% over. Knowing exactly where that line sits and what today’s buyer actually values is where decades of experience and over 3,000 home sales earn their keep.
