We help people relocate to Chicagoland from all over the country, and here’s what we’ve learned: those who struggle rarely do so because they chose the wrong house. It’s almost always because they didn’t realize three specific things that make a move so much easier.

All three are easy to get right once you know what they are, so the key is to go over them.

1. Budget for property taxes before you fall for a home. This one’s especially tricky in Chicagoland, because taxes vary not just across the state but from county to county and area to area, and that swing can seriously change what you can actually afford. I usually hear people say, “That house seems so inexpensive, I want to see it right away,” and then we talk through the property taxes and realize they’d raise the monthly payment 15%, 20%, or even 30% over what felt affordable.

Most of Chicagoland runs higher on taxes than wherever you’re coming from, so knowing the numbers for a specific area and home up front matters a lot.

2. Choose your area first, then the house. Chicago alone has 77 community areas and more than 80 suburbs around it, before you even count nearby northwest Indiana. With that many options, picking the area before the house is far easier than the reverse.

Start with the practical questions: Do you want a commute into the city, and by train, car, bus, or bike? In the suburbs, do you need to be near a Metra line or an expressway? Then consider the amenities: parks, schools, shopping, a lake, or a short drive to the Indiana Dunes. Sorting out what matters narrows the neighborhoods before price or taxes even come up.

We recently had a client relocate from Joplin, Missouri, with four dogs and a tight budget. She wanted an inexpensive apartment, but nobody would take four dogs. So we moved to houses, which meant a fenced backyard and a short commute to her new role in the city. Layering those in and narrowing by price and taxes took us from about 150 neighborhoods down to three, and from there it was just which one fit her life best.

That’s why we say to get the logic out of the way first, then do the emotional part. You don’t want to fall for a home and then find out it doesn’t work for you.

“Get the logic out of the way first, then you can fall in love with a house.”

3. Line up a great attorney early. This surprises a lot of newcomers. Illinois is an “attorney state,” so instead of closing through title escrow like most places, both the buyer and the seller have a lawyer on the deal. Title still confirms the property is clear, but your attorney handles the contract, inspections, and mortgage on your behalf. Even with us as your agent, we want that second set of eyes fully in your corner, and every one of our contracts is written subject to attorney review.

That’s why we line you up with a lawyer early before we’re out house hunting, so the moment we have a deal, we can hand it straight over. Four decades in, we know which attorneys are worth their salt and pair our clients with the ones who’ve quietly closed hundreds of these.

To sum it up: budget for your taxes, choose your area, then work with a great attorney, ideally one we recommend, to keep your transaction smooth. Sounds easy, doesn’t it? That’s what we’re here for. If you’re relocating to Chicagoland, or relocating from it and need a great team on the other end, we’re here for you.
