Early in our career, we built a reputation on expired listings, the homes other agents listed and couldn’t sell. Our job was to walk in and diagnose why a house stalled.

Was it the price? The condition? The staging? The marketing? Or an agent who just wasn’t doing the work?

Most of the time, you can spot the problem fast. But one of our favorite cases ever hid its problem so well it took us a second look to find it.

A perfect home that wouldn’t sell. We toured a genuinely lovely townhome. It was priced right where it belonged; it showed beautifully, the owners were wonderful, and the place even smelled pleasant. On paper and in person, there was no reason it hadn’t sold. That’s exactly what made it interesting. When a home has every ingredient buyers want and still sits for six months, the problem usually isn’t the home.

One wrong box drove the mismatch. So we went back to the original listing the previous agent had written, and there it was. One box, checked wrong. That single click told the entire market the townhome had a first-floor bedroom, and it didn’t. We asked the sellers a simple question. The people who came through and liked the place but passed, were they mostly older buyers? They said yes, easily 80% of them. That was the whole story right there.

“It isn't always the price, and it isn't always the condition. Sometimes it's how the home is being marketed.”

Bad marketing draws the wrong buyers. The listing had been quietly attracting the wrong buyers for half a year. People searching specifically for a home with no stairs showed up, fell for a townhome that couldn’t give them what they needed, and walked away. Every showing was a mismatch built into the listing itself.

So beyond rewriting the description, shooting fresh photos, and doing everything we normally do, we unchecked that one box. The home sold in four days, after six months on the market with the other broker.

It isn’t always price or condition. That’s the part sellers need to hear. It isn’t always the price, and it isn’t always the condition. Sometimes a sale is stuck on how the home is being marketed, right down to a single detail nobody thought to double-check. Every home has a strategy to sell for top dollar, and it starts with diagnosing what’s holding it back.

If your home didn’t sell the first time, or you just want to make sure it sells the first time, that’s exactly what we do. Let us review the strategy, marketing, pricing, and staging, and figure out what your home actually needs.
