Most people assume the housing market moves in one direction at a time. Either everything is selling fast, or nothing is moving at all. The reality heading into 2026 is much more nuanced. After more than 40 years in real estate, I can tell you that this kind of market rewards people who understand the details and punishes those who rely on outdated assumptions.

Why the Chicago market feels different right now. Nationally, the housing market remains strong, though uneven. Some neighborhoods are still seeing multiple offers and steady demand, while others are experiencing longer days on market and price reductions. Chicago adds another layer with its winter slowdown, which naturally limits both inventory and buyer activity.

As we move past the start of the year, inventory is beginning to increase. That creates an opportunity for buyers but also introduces real competition for sellers. Homes are no longer selling simply because they are listed. They sell because they are priced correctly and positioned well against similar properties.

Interest rates are no longer the real surprise. The shock of interest rates rising is fading. Rates in the 6% range are closer to the long-term historical norm, even though they feel high to anyone who locked in during the 2% to 3% years.

What matters more now is strategy. Some buyers are using programs that allow them to refinance at no cost within several years if rates drop, which lets them lock in today’s prices without feeling trapped later. This flexibility is helping people move forward rather than wait indefinitely.

Inventory changes everything for buyers and sellers. As inventory grows, sellers face more competition. The homes that sell first are usually the ones priced most realistically from day one. Waiting for the market to catch up to an inflated price rarely works anymore.

Buyers benefit from more choices, but they are also competing for services. Inspectors, movers, attorneys, and title companies all get busier as activity increases. Planning ahead becomes just as important as finding the right home.

“Today’s buyers expect homes to feel close to perfect.”

Buyer expectations are higher than ever. Today’s buyers expect homes to feel close to perfect. In the past, buyers were willing to replace carpet or live with an outdated kitchen for a few years. That tolerance has changed. If a home is not close to a nine out of ten, buyers expect the price to reflect the work required.

Homes that need updates can still sell, but only when the pricing accounts for both the cost and the inconvenience of those improvements.

AI helps, but it does not replace experience. AI is changing how people research real estate. Buyers can now ask detailed questions and even visualize renovations. What AI cannot do reliably is account for real costs, personal priorities, or long-term lifestyle fit.

Real estate decisions are deeply personal. An experienced agent understands your goals, your family, and what truly matters to you. That human insight leads to better outcomes than any automated answer ever could.

Pro tips for navigating the 2026 market. The most successful buyers and sellers in 2026 will be realistic, prepared, and guided by experience. That means pricing honestly, understanding true costs, and working with professionals who know how to navigate changing conditions.
